Hi Travis & All,It absolutely makes sense, but I’d like to offer a slightly contrarian perspective.

Real estate investment is always a matter of perspective and strategy, and the current market environment is no exception.

A few comments from my perspective (and after reading @Dan H. comments):I agree with Dan, and view this as a negative cash flow property as well, given that more than 20% down was necessary to make it work with what I suspect is a non-commercial 30 year note given the interest rate. 

I would love to hear a story of someone where they explain how insurance has helped them with their property.I am getting into out of state real estate investing this month and am curious to hear other perspectives.  

Lender will always look at it from two perspectives:1.

We saw huge appreciation in the 2018-2022 inflation run up, but that has significantly slowed these days in my opinion.From a rental perspective your monthly income per unit after all expenses with a typical 20% down payment is likely $100-300 when you find a property that will cash flow.

The exterior got a fresh coat of paint, and I added modern fixtures inside to attract buyers.

That makes sense from a buyer and renters perspective.

Sometimes, seeing the same situation through a different perspective can be helpful.
