Why give up a couple percent?

A couple tips--Always best to house hack small multis when you are moving around from base to base. 

You however have the luxury to take a couple big swings and be able to recover and repeat what worked much quicker. 

I think they can go very well if done right or poorly if not, and right.Here or a couple of suggestions. 

In the last couple months, the zoning has changed for my home, and the lot is now classified as RM1 (low-density multifamily), and I have learned that I can build 3+ units, and don't need to include any off street parking. 

Subsequently I ended up buying property in 8 states, and a couple weeks ago bought 5 properties in 5 days in 3 states.

Made a little money off it and repeated it a couple times.  

And it's fairly cheap so you could just try it for a couple weeks and cancel if it doesn't work for you.

These are great programs to use and NY offers a few as well as a couple of Nationwide DPA's and grants.
