To confirm I understand what you meant, if I wanted the cashflow, did you mean look for markets where the purchase price is low and high rental rates ?

You can customize some stuff on the website, but its meant to not be changed.

This doesnt mean DSCRs are inferior products; theyre great for what theyre meant for, which is relatively cheap, permanent financing for real estate without having to jump through the hoops of a Conventional loan. 

Great thing about being cash fluid is you can buy a 2-4 unit that may need a little TLC and do some renovations.

As a lender, I would give you a pre-approval letter as long as you had the assets (and meant all other requirements) even if the assets were in a 401k.

It just meant problems down the road during the project.....something was always wrong,Cheap people tend to be unreasonably picky as well, and with no real understanding to back up their concerns.

Find a non-bank lender or broker who offers bank statements loans - this is literally the situation that these products are meant to tackle.
