It's important to understand that there are other time clocks running against the deal also.Sometimes they ask for armed security which is more expensive , and in my experience that does not mean they are going to protect your property with their sidearms .

Rogelio,I would check with a local Title Company to ask generally what they have seen in the past.Check with an insurance agent, even specifically the borrower's insurance agent, as to required terms.Finally, armed with that info: work with an attorney to draw up ironclad docs.My 2 cents,Mike

When a tenant moves out, transfer the deposit back to Checking so it's ready to apply towards expenses or refund the Tenant.If you end up with excess funds in the Checking account, I recommend you transfer it to a third account designated explicitly for future investments.

nor is pesky repairs that don't show up until a few months or years of a tenant living in a property.i say all this not to discourage you but to arm you with facts. i don't want you to be surprised like so many others are.and: partnering, tapping into equity, anything else 'creative' just means expensive.
