I think the concerns of the author are missing one key ingredient for a massive bubble to burst - there is no exotic debt out there as in the mid-2000's.

We would do a TIC with you but you would need to bring in more than 1-2M for it to make sense the brain damage.There are reverse exchanges and other more exotic exchanges but I personally not sold on the concept when the IRS comes knocking.

For the same reason, @Shivam Patel it is more reason I am avoiding the FHA/PMI double-trouble, especially considering @Mark F. was having no luck getting his offers even considered with an FHA.All this combined with the fact that these townships in general appreciated something like 20% since a year ago, I am reconsidering altogether if it is better to look in NYC area as people flee or get even more exotic and look around Upstate NY, Connecticut, or Pennsylvania (Philly?).

At least from the cashflow, passive income perspective, SFR long term rental (not talking about STR, house hacking, room renting, and other exotics, nor if you are willing to speculate on appreciation or your goal is 1031/nomad/escalator or other short term strategies).Now, regarding your estimations, I don’t think you can build an approximate/average model.

. $2K a month for not 1 but 2 exotic cars and another one paid off on the driveway meanwhile you don't own a primary residence or at least 1 form of real estate shows your in the rat race mentality and are too busy keeping up with the joneses then to provide a better future for yourself and children. $300K a year does not support a lifestyle of $300K MSRP worth of cars sitting on the driveway.
