I’m afraid I DON’T have encouraging words for you….Active real estate investing is an ENTREPRENEURAL activity, if you’re like MOST people and more toward the groupthink side than you probably should consider PASSIVE real estate investing which is more investment than business.  

Do you think successful RE entrepreneurs need to chase small time investors money, mentor newbies and write books about their winning strategies in an already over competitive / saturated market?

Once you find a few good RE entrepreneurs that you like they will stay with you for years. u can expect 10 to 15% interest rate on the note with 2 to 5 points on top.. this is just the simple version but I have been putting these types of loans together for myself and clients since the mid 80s..
