The step up in basis, as I understand, is generally when all the parties with the interest in the property pass on --- there are subtle variations when dealing with married persons such as Joint by the Entirety (as its call in NJ as if I remember correctly).  

I fully intended to rent it out by the room, but while reading some HOA documentation I discovered it very clearly states:"Leasing: Any dwelling that is leasedshall be leased only in its entirety; separaterooms, floors, or other areas within a dwellingmay not b~ separately leased;"Short term rentals are not allowed, either. 

So if you want to purchase that NYC property using 1031 funds the entirety of your purchases needs to be such that you don't need the allocation for the unit you'll be living in to satisfy your reinvestment requirements.

It's a three day virtual course right now and a great bang for your buck if you can focus throughout its entirety. 

Basically finds a deal, and partnered with property management company. lenders are practically passive investors and some are in totally different field in entirety and may not even follow in detail. i.e MDs etc.
