@Massimo SalernoI don’t know the rules for notary in every state, but as a notary in Florida I can tell you that it is illegal for me to notarize any document when I am not physically in Florida...The embassy or consulate is doing notarization for these situations.

. :)I have 14 different partnerships with folks all over the world.. and in our operating agreement when it comes to who has the right to sign I had my attorney bold it larger phont etc that I had sole signing authority.. cant be doing the volume we do and have to chase people down all over the world.. plus they have to go to the embassy..

They are typically required to have sufficient cash in the bank before universities accept them and embassies grant them a visa, so money is usually not a problem.Secondly, and I hate to say it, many foreign students, and especially those from Asian countries, consider not paying rent shameful.

Personally, I have never wanted to live like I was "in the embassy" even when I lived in a high crime area like West Oakland, but I can see the liability in not doing so also.If you've got a rental in a rougher area, but not the worst (e.g. where 25%-50% of the places have bars on the windows) do you leave/put them up or take them down?
