As the multifamily inventory remains low, I think there is opporutunity to get better returns on retail shopping centers that provide recession resistant services (Salon, auto fix it, grocery, etc...) and industrial warehousing for all of the ecommerce that is bringing in loads of trucking and distribution. 

Never tried to build one, but there does seem to be a lot of market need for warehouses (larger ones) and will only rise in the future with ecommerce.

There are still a few that aren't fulfilling any orders, but they aren't geared towards ecommerce sales.
