The equity market is a fine comparison, but the reality is if you think every 5 years you're net return will be 90%(not sure if this is pre or post tax) then you can choose that route but you have to mark it to that return annually which is a reach.

I got my GC license a couple years ago so I could build houses myself as I was sick of dealing with contractors.I've hired plenty of contractors that were not licensed/insured and it went fine.

It's fine if you don't ever need to cancel, or have any damaged items to return but as soon as you do, their customer service feels nonexistent.
