@Michelle Fuller first let me just say welcome to the crazy dysfunctional online real estate family called Bigger Pockets!

Which suggests a certain level of dysfunction on everyone's part.  

But, they get what they get and then I buy their dysfunctional building from them in 5 years.

Your business will be dysfunctional if you operate with any degree of TRUST.

Unfortunately, I have friends that did not have the perfect family and are more dysfunctional and forget about this scenario.....they won't even acknowledge each other forever.Lets not make it personal/family and see it from a business point and replace "family" with "tenant". 

Rarely have we received a 3am call, but once when we did it was because of dysfunctional people, not dysfunctional fixtures.

Many of those PM companies are dysfunctional and lack any integrity; I've dealt with them.

However,  alluding to the notion that they are lazy, will destroy your property or bring dysfunction is no different than saying a specific race will do it.
