Their company is pretty great at not responding to their communities people , not following local law yet alone their own lease agreements The uptick of lot rents I get it it’s business but also driving out affordability for people which again it’s a business so some may say that part is just the territory , but not following lease agreements , hiring poor management and then doing nothing about it when it’s escalated is a reflection on their business aswell   best of luck. 

I can see in states like California, you would end up with a squatter tenant pretty easy, and then you're screwed? 

I had a few phone calls with Pricelabs, and their basic premise was pretty convincing:  "We are going to help you book your rental for as much as we can, as often as we can." 

Nothing fancy at all but waterfront.I will agree that basic numbers look pretty bad.

Hey Themis, it sounds like you already have a solid foundation in real estate from working in the commercial industry, so it should be a pretty smooth transition into doing your own investments.I would put a lot of focus on building out your team of contractors.

Yep I was going to say for DSCR especially it's pretty straightforward. 

I just don't know how well it would work since I already have all the entities and would just need advice, consulting, cleanup, and filing returns, that's pretty much it!

With the internet, there aren't really do overs -- most websites have other websites that grab (legally or illegally) information . . . it is pretty impossible to make anything disappear once you put it online.

@Briar Blake pretty sure if you review your management contract that emergencies will be an exception to needing your approval.If you think about it logically, it MUST be this way!
