It's a lease, not one of those clean energy assessment lien crap things.

At that point I dont know investing would make any sense, I have heard scary stories I was thinking about short term rentals but that needs constant cleaning after guests and conpetition is very high my friend spent almost 200k out of pockets to buy a property for airbnb and he got 17 bookings per year....

Short term will make you more money, but require a lot more management (new tenant every 3 days, turn over, cleaning, etc).  

One that I'm getting close (hopefully) to the end of, was a flip that was a public nuisance property with two lots on either side full of junk (like 10 dumpsters worth..)There was great opportunity with the house, but we bought the other lots as well and cleaned them up (as no one would ever buy the house with those lots filled with junk). 

25 day escrow and it should be a clean finish.

Use LVP flooring, it's cheaper than installing new hard wood floors and they're more durable for longevity purposes.

We have not disabled ours or converted to gas, but Tenant must sign a Fireplace Addendum stating if they use it, we require a higher renter's liability policy with us as additional insured, rules on wood, storage, use, safety, they pay for yearly professional cleaning each year they are there, etc.  

The BAM family is very well rounded with a clean track record. 

We used to provide washer and dryer, but tenants washed greasy, oily work clothes leaving the washer unusable until cleaned, or clogged the pump requiring disassembly to remove obstruction.  

I’m just thinking I need to start at a clean slate.
