It provides more clarity for me as this is new and uncharted territory - especially how the repairs/draws take place seeing that this was a vacant fixer-upper and the lender in 1st lien has a rehab loan.

You'll quickly see why AI is not the solution here... not only will it give you a random number from a site that posted it, but it will hallucinate and draw quirky assumptions into the mix like oh based on this % appreciation and applying it forward/backward, etc.

What I really really like about this income snowball strategy and drawing me into Tardus is that, in due time, I will have a snowball big enough to pay down a $70K+ down payment for a rental in no time, allowing me the capability to quickly purchase another rental and paying off THAT down payment in a short period of time.

If you had eyes on the property and have a good idea on all this you can hit the HML for all the costs and take draws after the initial acquisition to do the rehab for the rest of the amount.
