However, the possibility the former owner or one of the lenders will claim service was improper is one of the reasons title insurers are reluctant to allow a policy to be issued w/o a quit title action being completed first.It's a good idea to ask the title agent for a commitment that will show the requirements for the issuance of a policy w/o exception for other interests.

If you can qualify using your income I would avoid DSCR but again its not the end all they have value.DSCR single family requires 15% down, 2-4 Units require 20% down, they offer 5/6 ARMS, 30 & 40 Year fixed and I/O Interest only options which can help cash flow first few years.

I am not sure what the Denver market is like but there are not too many HOA neighborhoods in this area unless you go east in areas like Brandon, Ruskin, Valrico (which are good areas to flip in) or North of Tampa in areas like Land O Lakes, Wesley Chapel & New Tampa.

Odds are that the changes needed are not likely to help one get near to the Pro Forma goal/wishes.As an LP, I'd want to know if we were going into the closing w/o the full raise, and for sure to be kept up to date on the plan to resolve the shortfall asap.
