Their business plan to me was flawed based on what I was told but it was not direct from the source.It was my understanding they were buying loans from a company and were leveraging as well from that company where they would buy them for X, and pay points and interest on those loans.

As far as appreciation goes remember that in real estate you make your money when you buy not when you sell, as Warren Buffet once said: “Only when the tide goes out do you discover who’s been swimming naked.”

Note, if there are things discovered that put you over budget and the seller won't negotiate, be comfortable in backing out of a deal even if you lose your earnest money. 

The question of all-cash or use financing, which is "better, is a fundamentally flawed question. 

Having said that, another BiggerPockets member has discovered some new information that I find to be incredibly important information.

Every system you try will have flaws, or you may salivate over a feature that appears in other software.Some familiar names are mentioned frequently: Stessa, Apartments.com, RentRedi, TenantCloud, Innago, RentManager, Avail, Rentec Direct, Doorloop, etc.I recommend conducting thorough research on each app online to understand their offerings, pricing, etc.
