They should be able to teach you about asset risk, neighborhood risk, lay out A, B, C and D class areas, have stats on delinquency trends, vacancy trends, and other variable cost projections. 

That being said, I will preface this with the fact that I have a legal background, specifically with estate planning and asset protection as it relates to real estate.

That may keep your cashflow the same or even lower it a bit, but you have 4 assets that are appreciating instead of one, 4 mortgages that are getting paid off by the tenant, depreciation and you diversify your risk in 4.Regarding the tax question, you may want to talk to your CPA about that.

Definitely sounds like an interesting asset class.

The bottom line is this: Concealment is not asset protection, proper (time consuming and expensive, I know) management, and good, prudent, practices (ditto), WHICH ARE ADHERED TO, and insurance (expensive), are needed for asset protection.

If you have access to someone who is ready to trust you with their asset, do right by the owner and go for it!

I would definitely speak with an attorney before selling/disposing of the property prior to the court addressing the joint assets - you could easily open a can of worms.
