Simply put you know what you know when you don't know what you don't know, no offense, but most people don't realize it until they get too deep in it to be able to facilitate and then they are flailing and desperately in search of a PM and then they get into bed with a bad one.

Folks feel less rich and pull back when stocks and their 401k’s are flashing a bit of red.

Just remember though unless you have deep pockets you need to at a bare minimum stay cash flow neutral until you get the property running and your debt paid off.  

If they don’t, that’s a red flag, and I’d be out of there.Hope that helps!

The licensed plumbers do not get permits for water heaters, I have never heard of one being red tagged solely for not having a permit so I do not get permits (and know no one that does) for swapping a water heater.  

More like a market taking a deep breath after sprinting for two years straight.

Reason I ask this is I believe a famous name doesn't necessarily mean the business is well-run, it also does not mean it is not well run.I have seen it from both sides where there are well run companies and We have a borrower who is pretty well known, was just seen on a red carpet, is a great sales and marketer, but is being sued by everyone and anyone because of defaults. 

Bloody oath I do mate.It's never their fault and always yours (Ours).They rarely take any responsibility and cry victim.It's crazy to think but it's like many intentionally look for drama and deep down inside don't want success but rather problems.Someone to dislike and blame and to feel wronged by.All other personal and "at home" issues can now be blamed on this one unfortunate scenario.This "drama" per se is like food for the hungry and they need such drama in life to "survive".My apologies if my above comments sound weird as they are more so from a philosophical standpoint and just some thoughts that I have considered after 5,000+ investor intro calls and as you have mentioned, others feeling wronged by me or my company on many occasions.What a $#@% way to live IMO but I don't judge and sleep in peace.Again, I have been "wronged" by many but consider it my own fault.I also don't call them out publicly or post bad reviews, etc...
