In my area it is common for landlords to pay for heat which promotes a lot of abuse with the system in that tenants keep the heat at unreasonably high temperatures and often open the windows in the dead of winter when it can be -20 out.

So we wouldn't be losing any space by adding this extra 1/2 btr, on the contrary, it's pretty much a "dead space" and the tenants sleeping upstairs wouldn't need to go downstairs in the middle of the night or every morning - definitely more convenient

I would focus on getting a job and not properties.If you were dead set on it, you could use a DSCR loan as your only option if the lender will approve it based on the property rentability.
