The other options you are playing with fire as using a HELOC that is paying interest is essentially buying with 100% financing.Having no skin in the game has always been a high risk strategy and people were able to get away with it the past few years due to the money supply and inflation but I would not use that as the measuring stick.

It is not a really dark color but after installing darker floors in a previous house I prefer something lighter. 

But, just to add some color.

Be sure to use bright colors and strategic placement to your advantage to maximize exposure.Perhaps even more importantly, however, you’ll want to memorize the property’s details to answer any inquiries with an authoritative and confident voice.

You could technically just make an offer, but without prequalification, it’s a bit of a shot in the dark.

The property owner always loses while the arbiter has no skin in the game at all, just skimming profits off of the owner and can walk away any time they want without reprocussions.

It's oftentimes the small details that get overlooked - light switches, lighting, trims, closet doors, and if applicable fireplace mantel...Also don't forget about picking a harmonious color palette!

As you can imagine, it drastically cuts down on the amount of water use when the tenants have skin in the game.

The REIT's and funds can buy those and average out if a few go dark for  a year to re-tenant again long term.
