wrap mortgage - how would you structure this?

invest in detroit

@Polat Caglayan very ambiguosu question, but read the helpful info below to guide your next set of questions:)-------------------------------------------------------------------------------------------Recommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location to invest in.Property Class will typically dictate the Class of tenant you get, which greatly IMPACTS rental income stability and property maintenance/damage by tenants. If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster. If you buy/renovate a property in Class D area to Class A standards, what quality of tenant will you get?

My recollection is (and insurance experts on BP can correct me if my memory is wrong), but most insurers will only pay "replacement cost" policy limits, if you actually replace the damaged property.

lease clause for tenant expectations/responsibilities during mandatory evacuations
30 December 2024 | 4 replies
My lease requires renter's insurance which should cover loss of use if the unit becomes damaged/uninhabitable, but I don't think renters insurance covers costs of living expenses incurred during just an evacuation.

Umbrella Policies are good, but they are not an asset protection tool, they only cover litigation/damages after you’re already in litigation or found personally liable.
