Critical features for me: calendar mgt, manage client communication, communicating with team (i.e. cleaners), supply/operations checklist per property, and vacancy reporting.

That is a very critical part.

The MTR being upfront and honest about his or her intentions for the property is critical to that.

Maybe you won't find anyone in his community saying they are not getting their value there (at least not out loud) but that's probably because saying anything at all critical there will apparently get you kicked out immediately (guess the community is only "forever" if you keep any constructive criticism to yourself).

Few notes: I will not touch the money in these accounts unless the income is being used to buy a flip or another property, which is about 10 months for me so that money will be sitting there.I am considering a HYSA from Capital one as i saw as of today their APY is 4+% with a minimum deposit of $10KI will be using baselane to organize and manage these transactions.Any criticism / advice is welcome :)

@Jeremy Kossler  look at what is backing the fund. .thats critical.. what you can do is get really good performing 1st TD's on high quality assets that will pay this rate ... as opposed to what is backing this particular fund..

This can help you find properties below market value, which is critical for BRRRR.
