agree with everyone else one thing to have it on a home you live in. but for a rental no way.your tenant expects stuff fixed.. even manufacturers warranties are fairly useless to the landlord.one of my units had a 2 year old water heater crap out.. but by the time you apply for the warranty etc what do you expect your tenants to do go without hot water for weeks ?????

And you have to pay the sheriff to store the tenant's crap if they leave it behind on eviction day. 

However, if you have never done a note before and he's there to teach you, how do you know it's crap.

They want a crap ton of marketing spent and pay little commissions.

I also suspect home prices would initially rise on the first 1-1.5% of cuts, but ultimately fall once we get to the 3-4% range as large  pre-pandemic supply comes back online, compounded by boomer land lords selling realizing the top of the market is in the rear view mirror (at least for them).If you eventually get squeezed on lower rents and valuations as the market normalizes, the ability to BRRR your pandemic era deals will be limited, so how do avoid trapping capital in the deals you already own from this environment? 

I have poured hours and hours into the finance contract, deed, est sheet, amort sched, excise crap for the transfer taxes, etc.  

Then Ground-Up Construction Loans are probably a third category, all under the "Private Lender" bucket agreed those are NON QM lenders NOT private money lenders you guys just confuse the crap out of the public trying to convince them that your private money. 

I would stay away from Facebook Marketplace, it was a crap show the couple times I threw a house up there, but that's just me.
