Just be aware that while property may cash flow relatively well, when it comes time to sell the property it is easier to sell in a more densely populated area, especially if close to certain amenities like universities than it is to sell in the county or countryside.

The down side for me is I do have a rather demanding full time job, and a family, so I just don't have the time to scour the country side like I would like to.

I drove across Texas once from MS to NM.. there is not a lot of appealing country side and nothing like Lake Tahoe, Yosemite valley, Crater lake, Lake Chelan, Columbia river gorge, Mt.
