But, these broad market studies are so large, they are almost meaningless, in the real world.Between glut of new supply in many "hot" markets coming online, a continually softening economic outlook, inflation over last couple years making day to day items feel cost prohibitive, many average renters are strapped and seeking lower cost housing.  

Are there any local meet ups, groups, or anything going on to start meeting people and continue trying to learn more about real estate investing?

If they continue, I will ignore it.

For the contractors, there are always going to be ones that have you already saying yes to stuff and will just continue to send crazy change orders, and when they do that is when you stop the project and go elsewhere. 

Before you know it you will have a nice portfolio to continue to grow.  

Just as expectations were too high for Tampa a few years ago, I believe that as supply and weather continue to pummel prices in Tampa, that the pendulum will swing too far the other way.
