Secondly, make sure you get an inspection before you are locked in as I have walked away from houses that had extreme repair costs for specific items (10k and more per issue) due to: Failing septic system, mold remediation, methamphetamine contamination, dry rot.

The levels are fairly high levels but based on the environmental consultant probably did not include manufacturing just contamination from heavy use via smoking.

You need to worry about environmental contamination, illegal dumping next to the gas station over the years, and leaking of gas tanks.It doesn't matter who caused the contamination the EPA will make the current owners clean It up.If it's a new build the seller should have a phase one completed on the land.

I've been reading up on the issue and to my understanding all the contamination has been contained/removed. 

Any contamination can significantly affect your ability to sell the property.

They often sell good stuff to people like me that already knows them or other buyers and sell the scraps to newbies that do not know better and buy the dogs.At very least you need a good commercial retail attorney to do the lease.Biggest thing with industrial is possible environmental contamination and if per the lease they are on the hook for it.Basically there are tons of things to look out for and you need help.  

@William Yeh   Under non-recourse loans, the guarantor is not generally responsible for losses the lender incurs, unless they commit certain bad acts; such as fraud, waste, damage or destruction, misapplication, misrepresentation, bankruptcy, or environmental contamination. 

The same woman cited in my above post claimed that the water coming into the building was contaminated.  

But go at it with a belt sander and you've just contaminated a large area with lead dust.
