Basically we are relying on the word of HomeRoom that they have done the investigative work and market research, and are confidant in market demand for their product.

Whichever direction you go, be sure to work with folks who understand this and gives you the confidence to take reasonable action - I'd personally take an okay investment and weather the storm for a few years that will eventually perform well, and do that each year - rather than take 3 years to wait for the best deal possible.

Then do everything you can to study that specific real estate niche and then start to partner of some deals to help you gain experience and confidence.

If you're confident you can find better cash-flowing deals or scale your portfolio with leverage, it could make more sense to reinvest rather than pay off the loan.
