The ADU in comparison has poor financing, costs more than the value added, has capital outlay many months before any income, takes longer than brrrr due to all the approvals/permits required to add an ADU.

I took your advice to mean they are only getting paid on their fees, not the rate charged.Lenders make their fee 1 of 2 ways typically.Lender paid compensation= the lender/broker fee is baked into the interest rate (most transactions are done this way but it makes it difficult to understand the actual base rate of the lender because they may charge more or less than other lenders so the comparison is not apples to apples).Borrower paid compensation = the comp is paid directly by the borrower as a line item in Section A.

In appraisal, there are generally 3 approaches to value - sales comparison, income, & cost.sales comparison approach is typically best and most reliable for residential real estate (4 units or less), income approach becomes more reliable for commercial properties (5+ or more residential units), and cost approach is better suited for newer builds, unique, and/or income producing properties.
