If market research indicates a particular area is losing jobs faster than the national average, has a low population rate to begin with, and has a higher proportion of owners to renters, along with other indicators of potential issues, then I may be able to reasonably assume that it will be more difficult to find good tenants, more difficult to charge market rents, etc.

Thus, I think they have set us up for another crash of breath taking proportions. 

If that cant be worked out, I like to dole out equity proportional to the amount contributed.

The prices simply went too high, while rents didn't follow proportionally (IMO, because a lot of the house were bought by investors, thus the market rental saturation is quite high...and guess what, all those landlords are competing with each other and have to keep the rents lower to get them rented). 

Most of the time when trees die after construction it is because contractors park heavy equipment around the root base which compacts the soil and suffocates the tree.
