Break even, appreciation focused?

Don't rush it, but it's great that you are focused on doing it. 

With retirement in five years, your focus should be on balancing cash flow, risk, and tax efficiency.

The seller offered financing with 20% down, which I used to buy the place.After starting construction and realizing it was going to cost more than expected, I approached a small local bank that knew the property and would offer the rehab financing. 

My primary business is Real Estate and that is what I focus on.

Since I focus on cash flow, I already have the benefits afforded to real estate.

You certainly picked the right community.

I know I could have a family member co-sign a mortgage with me but not sure the best way to approach that conversation and what incentives I’d be able to offer to make it worth while for them other then their “familial duties” haha.
