At AHP, we sometimes see clean out estimates of $3,000 - 4,000 and know well that a local investor could probably get the work done for $500.                                                                                                                                                                                                  

For a one-bedroom, cleaning alone would cost around $200.00 in NYC.The fact of the matter is many landlords do not know the going price for labor and supplies. 

We have not disabled ours or converted to gas, but Tenant must sign a Fireplace Addendum stating if they use it, we require a higher renter's liability policy with us as additional insured, rules on wood, storage, use, safety, they pay for yearly professional cleaning each year they are there, etc.  

We used to provide washer and dryer, but tenants washed greasy, oily work clothes leaving the washer unusable until cleaned, or clogged the pump requiring disassembly to remove obstruction.  

They have to keep nose clean, there now in the system, tax's and all regular everything.

Put language in your lease about use of the screen for all fires.I always made it the tenant's responsibility to have the chimney cleaned at least once per year for the built in fireplaces and twice per year for the store bought types as they have smaller chimney piping.  

When they move out, I can access their account to charge for cleaning and repairs.
