Are saying it's a better idea of figuring out and going after a specific niche or group of people who have a reason to downsize or need a different type of home?

I do understand being selective on the type of buisness you take, but as an agent we still have a fiduciary duty to our clients to make sure they receive the level of service this price requires. 

What made you interested in investing in this type of deal?

Just go talk to more sellers and find one that has the same type of property and condition as this one that is motivated to sell it to you for a number you want it for compared to comps. 

How to hire a design team, what to look for - do you run all the agreements under the architect or separate and why…..To me anyone going into a this type of program is going to be disappointed.

If they do, your best bet is a local community bank that funds these types of properties.Another option is a private lender but that money will be pretty expensive, as mentioned 10%  + 

"I would think most beginners in real estate who have not done a deal or many deals.. this type of thing may be too advanced .. not sure.. but for those that are looking for next level like to interact and want to talk to someone weekly like they say they do.. could be a good thing.. as long as the so called life coaches that take the weekly calls are not sitting in a call center in Utah reading from a script.. like the TV fix and flip guru mentors."
