I believe if people make money and there is sufficient housing supply, housing will become affordable. 

I drive a Tesla… it’s a really fun car… but has so much acceleration you can get yourself in a dangerous situation if you don’t respect its capabilities… especially as a new driver.  

Recent zoning changes now allow for three dwellings on a single parcel, and parking requirements have been lifted in denser areas, both of which have boosted the local housing supply.

I'm not pondering should you or shouldn't ya, I think your more then capable of sorting that out for yourself, I'm just gonna stick to what stands out to me as best "how-to". 

There's a lot you can do remotely such as listing on websites, pricing strategies, arranging/order supplies, guest communications, going to the property and doing work on it (note: travel time generally doesn't count).

I've worked with many property managers over the years in Las Vegas, and I only know of two who have this capability.

Consider cleaning, lawn care, snow removal and supplies as well as utilities  in your calculations.  

Oil prices remain a huge X factor, and housing prices (at least with respect to rents) are being held back by the most supply EVER being built and coming online here in 2024.

An experienced team or partner can also help boost confidence.Providing a combination of a solid commitment letter, proof of funds, and a clear, professional approach signals you’re serious and capable of closing the deal.
