The one big caution I would have for investors on the design is don’t make the room size too small.

A lot of universities have students that need mid term housing due to graduation dates, mini semester programs, etc. and I've found if you approach them and offer them a solution to this problem, they are willing to work with you and help send business your way. 

It forces me to get real familiar with my business and how my properties are performing.

We have the full gambit from 1) finding and buying the right property in the right locations to 2) professional execution of the design to 3) discounted property management services.  

Then you'll need to find land, acquire it, find a spec home buyer and set up meetings to design plans or buy a set online with mods.
