For those of you who have used the BRRRR (Buy, Rehab, Rent, Refinance, Repeat) strategy, how do you handle contractor delays during the rehab stage?

Purchase price: $15,000 Cash invested: $25,000 Sub to deal - paid the seller and wholesaler $15,000 + $7500 closing costs to assume $84,000 mortgage with a monthly PITI of $575.

I just don't know where to find a private lender as anything I have googled looks to be for businesses or a scam.
