I walked all the nearby comps, gave the seller my opion/list of what his property was "missing" (fenced yard, light staging, add a 3 board fence panel and landscaping here...) and advised him to get a surveyor to mark the lot corners...The previous agent had not suggested they get a surveyor to mark the lot corners when he bought the property to flip....there's a chance the house or driveway may encroach the neighboring property.  

The high end is the 20 or so co ops on 5th Avenue or Park Ave (one is on East End Avenue) that require liquid assets of $100 million + to gain board approval.  

No kidding we just get them to discount the price by our commish..

Things definitely change once you're married but if you don't have any kids and your wife is open to it you may want to try finding a duplex, triplex or quadplex to buy as a primary.

I've been on this board since 2010 and haven't found an example yet.

MHPs are an eyesore, and board members of every growing city can’t wait for a developer to bulldoze the park and throw up some condos.

I just never knew how to get in and working the 9-5, kids, home, etc took my time.

I acknowledge I am new to this board, to real estate investing in general, and there is always more to learn.

However, prices on $1M homes haven't really appreciated all that much and we are looking to move to something much smaller near where our kids go to school.
