The price points do make it hard to cash flow even with the lower interest rate subject tos. 

If you don't intend to do that right away then do the 20% and save the extra cash flow.

I have run numbers for LTRs on a set of duplexes that seem to cash flow well.

I have the ability to put 25% down or more to increase cash flow.

Additionally, the price point is still cheap enough to find the 1% rule and positive cash flow and there's amazing appreciation potential! 

Are you looking for cash flow/appreciation/a little of both?

This negative position can consume years of cash flow to recover.

Obviously cash flow would be wonderful, but not necessarily needed.
