You don't want to dive into this without the necessary information and get blindsided down the road.Having a 3 unit property and residing in 1 unit means you can claim the expenses incurred for the other 2 units along with partial depreciation, mortgage interest, taxes etc. to offset the rental income for tax purposes.

You rehab the vacant units and leave the occupied ones as is.If you plan on raising the rent more than once, like 25% for 3 months then 50% after that, or 10% each month, or whatever you decide (and what is allowable in your state's laws) then give the tenant a heads up so they don't feel blindsided.

Unknown and unknowable how much business I lose b/c consumers think the "other lender" is "easier to work" with b/c they preapproved without "asking all those annoying questions," but the questions are 100% going to be asked no matter what, best to get ahead of potential issues than to be blindsided by them the week of closing.Robert (great name btw, gave it to my son), I think your gripe is with the lender you selected, not the fact that robot overlords aren't running the planet.
