I'd clean it off use a solution that has mild bleach in it.. check the crawl space below and exterior walls, or windows, or any roof leaks that are draining toward that area..

The black specs that appear in your photos just look like mildew, not mold, so some quick clean up with bleach should remove that issue.

The interior was the main concern & my thought was that unless it has been sitting for a while and liquid or mice have done significant damage, hopefully taking out carpet, hosing everything down in bleach and some paint will fix most everything.Account Closed Thanks for the suggestion.

Most of the time it is a simple fix ... add some ventilation, use some bleach, at worst fix a leak and replace some drywall.

So many landlords clean with bleach and paint with kilz and other unsafe practices concerning mold, that finding a place to live when your body is burdened with mold toxins and you are super sensitive... is nearly impossible.I would like to start helping people by buying properties and renting them to people who need an environmentally safe place to live.
