Your 3% rate likely helps you with cheap debt and without the need to chase high that normal rental rates.

I would not take legal action on a $2k investment on my own if it was my investment as you will be spending a lot more than that to chase what could be a ghost.

When you live in the best market like this, dont chase cashflow but chase appreciation.

But you kept chunking it in and now you have 28 houses and are free as a bird.  

It kills many birds with one stone.
