Hello,First time out of state investor from CA interested in Cleveland. 

It is tough to compare states with no big cities to a state with multiple large cities.  

My realtor at ReMax said they still charge non-refundable pet fees which is states on their leases. 

With this one I would a paragraph that states " in case of any unforeseen circumstances due to the plumbing, we ask that you not flush wipes or pour grease down the drains "  that way you have stated that in the rules part of the listing.  

Hopefully you guys can help answer this for me......I live in West Virginia and primarily invest outside the state. 

I believe that it will effect the rental market harder in blue states than red states due to the sanctuary city policies .

Let the numbers tell you where is the best area, for you.Oh, and if you invest out of state, build the PM costs in the deal.
