Personally, I self manage but have built systems to allow it to be fully remote and very passive.

I still think they need to upgrade their security for me to trust their system again but at least their customer support was able to sort it out, just took some time.

There are systems and software out there that can assist with key word management and campaigns etc. but they are not cheap. 

They dont get kicked off the system for what is deemed normal wear and tear and to Most investors once one of my section 8 tenants left the property there was a huge discrepancy in what we all think of normal wear and tear.. 

I recently received a business loan broker certification through Lee’s system.

Once you sign up there’s a ton of other systems (Freedomsoft, Prycd, Mailers, LLC, phone lines etc)he recommends that you get in order to do his program successfully.

Also if this property is on septic that also can throw a wrench into the ability to call a space "a bedroom" as septic systems are sized and permitted based on the bedrooms.

There's a lot on the landlord side that you'll want to get caught up on and it will take some time to get your systems right but I think it's worth it.

Start with a small one on the first couple to work out your system kinks.
