I personally only mail to out of state AO's.

That is the way I want to do it as well but with a 4yearold grandaughter her parents and my 16yo son i just cant rip and make the mes i want at my leisure!

I know a lot depends on the timing of YOUR letter but have you guys that regularly mail to absentees noticed a decline in the effectiveness of your AO lists?

A licensed agent is assigned to your listing for overseeing everything, and all necessary forms are provided (disclosure, AOS, addendums, etc.).

I buy AO lists from Melissa Data and of late have been wondering about the accuracy of theses lists.

Did he order and pay for a professional home inspection, or did he report aome sort of safety hazard and concerns to the city and your city came out to look?

This should have been part of DD but if you missed it, do it now.2) When the hard copy collateral arrives, review it and make sure you have the original note and complete AOM and Allonge chains. 

This would include things like verification of the collateral file, AOM/Allonge generation, AOM recording, collateral file shipping to buyer, etc.
