Admittedly I do all the 'permitted' work & save a LOT & the oldest NG unit is 12 years, with the oldest electric 7 years, both have had no issues at all.In 2017 I replaced an 80gallon HW tank at our 1960's era 7unit with an AO Smith GT15-240 NG & have not had an issue or complaint of 'no hot water', once common with the old 80 gallon.

The rent in the analysis is what is posted on the MLS as what the current tenants are paying, this is not the listed price but it is the highest offering point that allows me to reach my minimum goal of 100$ a door, and it is not in a SFHAs (a/ae/v/ao zone).
