Otherwise use a generic AO, especially if it is just you.

In the AOS our buyer agreed to no inspections. 

It's news to me that AO works with consumers directly at all.

Hello All:I have a question about how to structure a deal, if it is possible at all.FACTS:I am the buyer.The seller and I have an AOS for $300k.The seller has an existing mortgage on the property with a balance of $60,000.

Admittedly I do all the 'permitted' work & save a LOT & the oldest NG unit is 12 years, with the oldest electric 7 years, both have had no issues at all.In 2017 I replaced an 80gallon HW tank at our 1960's era 7unit with an AO Smith GT15-240 NG & have not had an issue or complaint of 'no hot water', once common with the old 80 gallon. 

The rent in the analysis is what is posted on the MLS as what the current tenants are paying, this is not the listed price but it is the highest offering point that allows me to reach my minimum goal of 100$ a door, and it is not in a SFHAs (a/ae/v/ao zone).

Anything can be drafted by an attorney in the AO of the partnership, it depends on all the people involved. 

Take a video inventory of what is in the home when you sign the AOS - from appliances to meters to everything that can be removed and sold.

She is very smart, asked me aton of questions and  ayear laterall the sudden she told me she just got an AO on a large duplex in a great area.
