Shrinking population is something that would concern me if I was a property investor in Detroit.note I am not anti Detroit.  

But that seems to say that if you're engaging in such activities, you MUST be licensed which wouldn't be anti-wholesale.Could you point me to where you heard wholesaling as a Realtor is illegal in Maryland?

This prop 19 was anti investment properties, but passed (most constituents did not have investment properties and did not realize the $1M on their owner occupied property). 

If you heard/saw what happened recently in the Palm Springs area (3-4 cities ganging up) with anti-STR laws crushing resale values.

And saddest part is it's exclusively and wholly due to regulatory/political actions (ie manufactured/self-inflicted stupidity)      For those not in the know, it's worth a read the far too long list of insane anti-landlord measures recently into effect.

Also determine if your jurisdiction has an anti bogus ESA laws.  

There are tenants out there that know exactly how to use anti-landlord laws against you.

We will not use Airbnb, due to their anti-owner policies. 

I know few apartment there is giving concession like 3 to 4 months, it's not just about the crime and homelessness but the gov is also very anti landlord.it is squatter base of america these days
