Now, here is my question...I am using a flat-fee agency, which will charge me 1/2% with a minimum of $2500.

I'm not the best at math so am using, what I think, is a more common sense approach, but seemed to make sense to me.

I am using this time to simply build up my net work, so that I can expand on my one rental property that I already have in North Carolina.
