I have one listing that I'm able to make updates to, I just decided not to given the prior attempts.  

After some updates, I found new tenants and got the unit rented out.

In KC I'm using the following splits: A 99k+B+ 75k - 99kB 56k - 75k B-/C+ 48k - 56k C 28k - 48kD under 28k Here is the updated guide by zip codes with the new class of B-/C+ created. 

But it can really help offset costs and pretty good return on investment at that value. 200k in philly puts you in Class C real estate at best, and you likely have to update it somehow.
