With rates and lending terms constantly changing, I’d love to hear from those who have recently closed or explored a blanket loan.Which lenders are offering solid terms right now?

I’m looking to pull equity from a property, but I have a great interest rate that I don’t want to lose.

I’d rather not give up my current first mortgage rate to get cash out to renovate. 

The owner occupant rate is super low compared to many states but as a rental it goes up alot.  

If what we are feeling is accurate, the January data should show substantial increase in buyer demand.Jan 1, 2020 to Jan 1, 2025 InventoryWhile interest rates remain high, the demand from buyers is still strong.

As rates have gone up we tightened my sold comps.

@Chris Pratt Since single-family houses with ADUs are not considered commercial properties, they are not priced based on income or cap rate.

The thing that would deter me from this location is a background rate of appreciation of 3.12% and low school ratings.

@Eli Fazzo The 6% rate is a bit of a misnomer.
