People like Central Tucson because it is close to the downtown that has a great food and night activity scene and is also close the University of Arizona campus that draws lots of parents and grandparents and people who just like the college campus vibeWest Tucson is a great option for the views, golfing and resort feel.

I've been finishing up my Financial Planning degree at the University of Alabama.

IMHOThere are more international students staying, I've seen it where I work (at a university), but many of the newcomers are not students and a country our size can't handle that many people in a relatively short period of time. 

We are still looking at deals to buy, (for MTRs), and are looking at properties in Aurora and Denver to catch University post docs/faculty, and all the medical prof's near those areas. 

If you have a 6 bedroom in an area that does not have a university (students looking for shared space) or is in a family friendly place it may sit vacant longer between tenants.For Capex, try not to use a generic number - look at the roof, furnace, hot water tank, kitchen - when will each need to be done and what will it cost?

I am an out of state investor and looking at duplexes in fort valley close to fort valley state university.

Same exact stuff that Trump University was doing.

I am NOT accredited (a stipulation I think is BS BTW).

University of Cincinnati has seen a ton of growth for the past few years.
