I would be worried about future liability for cleanup costs if it's determined there is fuel in the soil.

There is plenty of opportunity in Texas, just make sure you account for current, AND FUTURE property tax growth.Justin Rick yup i learned that just flipping a few houses there.. just holding them short term the taxs were eye watering and I have spoken to other CA investors who also sold out like you did.. just think if you bought and the appreciation was not so good then with CA tax's and TX prop tax's not that great of investments on top of weather and soil conditions in many areas.. 

@Sandy Hu - I'm curious to know why your friend recomended the Reno area?   

Setbacks, previous demo permits not pulled, soil quality, site utilities?

This holds up the second floor living room,- I'm not sure if the first floor back bedroom is legal and seems to have no foundation but is built wood on soil!

Schooling in my town is amazing, so there is no issue with that.Transportation to NYC is literally 2 minutes on every corner to the bus, so that isn't an issue.Additionally, I was told that I should stay away from homes with oil tanks for heating because if the oil tank was to leak, the soil would be contaminated and it would cause a big headache and a big whole in my wallet.

After rebuilding my own home after Hurricane Sandy using a modular company, I realized how (with luck and due diligence) cost affective, convenient, and custom these homes can be. 

I love Dunwoody, Sandy Springs, Roswell, Alpharetta and market to those areas.

Roaches and other peasants that could creep over to your other tenants, replacing soiled carpets, holes in the sheet rock, litigation......Who know what your set back will be every time a tenant leaves.
